EarlyPlot / How it works
A project files for approvals long before it launches.
Most people hear about a project when it reaches RERA. By then the land around it has already moved. EarlyPlot reads the earlier public filings and matches them by survey number.

Typical order. It varies by city and project size, and not every project needs every approval.
Why the approvals come first
Under Section 3 of the Real Estate (Regulation and Development) Act, 2016, a promoter cannot advertise, market, book or sell a project until it is registered with the state RERA. Projects on more than 500 square metres of land, or with more than eight apartments, must register. Registration needs the approved building plan, so the approvals are filed before a project can be sold.
The approvals EarlyPlot reads
| Approval | When a project needs it |
|---|---|
| Environmental clearance | Large construction projects above the built-up area threshold |
| Airport height NOC | Buildings near an airport above the permitted height |
| Fire NOC | High-rise buildings above the state's height limit |
| Building permit | Every building plan, sanctioned by the city or development authority |
| RERA registration | Before any advertising, booking or sale |
How the filings are matched
Each filing is tied to a survey number, so one project's approvals line up in one place, from environmental clearance to RERA. Owner and applicant names are masked.
