EarlyPlot / Land purchase report
A straight answer before you buy land.
Choosing between two or three plots anywhere in India? Send them to us. You get one report that says which to buy and at what price, with every source linked.
What to send
- The location of each plot: a map pin, or the village and survey number.
- The size and the asking price.
- What you plan to do with it: hold, farm, build a home or develop a layout.
What is inside the report
| Section | What it answers |
|---|---|
| 1. Verdict | Which plot to buy, the price to offer, and the price at which the other plot would become worth it. |
| 2. The plots side by side | Size, price, and road distances to the nearest highway, town, railway station and airport. |
| 3. Projects coming up | Every relevant road, airport, industrial park and building project, with its status, expected date and likely impact on each plot. |
| 4. Fair value | Nearby asking prices, with links, against the government market value, and a fair range for each plot. |
| 5. Full cost to buy | Stamp duty, registration, lawyer, survey and TDS, and the all-in total. |
| 6. 5 and 10 year scenarios | Conservative, base and optimistic cases, with what has to happen for each. |
| 7. Growth score | Six factors scored out of 10, for a total out of 60. |
| 8. Records and zoning | What is known about the land records and zoning, and where to check each record in your state. |
| 9. Risks | Road acquisition, water bodies, groundwater, power lines, road access and price risk, with how to check each one. |
| 10. Action plan | The steps to take before paying an advance, and what to watch after buying. |
How we keep it accurate
- Every fact carries its source link and the date it was checked.
- Project status words are exact: proposed, DPR, tendered, under construction or open.
- Estimates are labelled as estimates, and scenarios are not forecasts.
- If a record cannot be checked online, the report says where to check it.
What it is not
The report is research, not legal or financial advice. A local property lawyer must check the title before you pay any advance. The report lists the records to ask for and the state portals to check them on, for example Bhu Bharati and IGRS in Telangana, Bhulekh in Uttar Pradesh or Mahabhumi in Maharashtra.
